Terms and Conditions at Keahotels
These Terms and Conditions govern all reservations and stays at all Keahotels properties. By making a reservation, guests agree to be bound by these Terms.
Keahotels reserves the right to amend these Terms at any time in accordance with applicable law.
1. Children Policy
Children under twelve (12) years of age may stay free of charge when sharing existing bedding with their parent(s) or legal guardian(s). Unless otherwise specified, a maximum of one (1) child sharing existing bedding is permitted per room.
Extra beds are available upon request for an additional fee and are subject to availability. Guests are strongly encouraged to request extra beds at the time of booking, as availability cannot be guaranteed.
2. Extra Beds and Baby Cribs
Not all room categories can accommodate extra beds. An extra bed or baby crib is only considered confirmed when explicitly included in the reservation.
Complimentary baby cribs for children aged 0–3 years are available upon request and subject to availability.
Where a room category permits an additional adult, the cost of the extra bed will be included in the total reservation price unless otherwise stated.
3. Non-Smoking Policy
All Keahotels properties operate a strict non-smoking policy.
Smoking in guest rooms or prohibited areas will result in a cleaning fee starting from EUR 450. This fee reflects the cost of specialist cleaning, repairs, and any resulting loss of revenue where applicable. Additional charges may apply if the damage exceeds the minimum fee.
4. Pets
Pets and other animals are not permitted at any property of Keahotels.
5. Lodging Tax
Taxes and government-imposed fees are based on the prevailing rates at the time of the guest’s stay and may change in accordance with applicable legislation.
6. Reservation Guarantee and Payment Verification
Valid payment card details are required to secure a reservation.
For security and fraud-prevention purposes, Keahotels may request:
- Presentation of the payment card used at booking
- Alternative proof of authorization from the cardholder
or
- A different valid payment method.
Keahotels reserves the right to cancel a reservation or refuse check-in where payment cannot be verified.
7. Prepaid (Non-Refundable) Reservations
Reservations made under prepaid or non-refundable rates cannot be modified or cancelled and are not eligible for refunds.
By confirming a non-refundable reservation, the guest agrees that:
- The full reservation amount will be charged at the time of booking or shortly thereafter.
- Price differences resulting from later promotions or rate changes will not be refunded.
Exception Handling:
- In exceptional circumstances that prevent travel, Keahotels may, at its sole discretion, offer alternative dates, a credit voucher, or other arrangements. Nothing in this clause limits statutory consumer rights.
8. Standard (Flexible) Reservations
Unless otherwise specified, standard reservations may be cancelled or modified without penalty up to 24 hours prior to 15:00 (3:00 PM) local hotel time on the day of arrival.
After this deadline, as well as in the event of a no-show, the total reservation amount will be charged.
9. Late Arrival and No-Show
Reservations are guaranteed until the morning following the scheduled arrival date unless the guest informs the hotel of a late arrival.
Failure to arrive without notice will be treated as a no-show and charged in accordance with the applicable cancellation policy.
10. Group Reservations
Reservations consisting of five (5) or more rooms may be classified as group bookings and may be subject to separate terms, payment schedules, and cancellation policies.
Keahotels reserves the right to classify reservations as a group where multiple bookings are made by the same guest, cardholder, company, travel party, or on behalf of the same guests, whether booked directly or through one or more distribution channels, and regardless of whether the reservations are made simultaneously or over a period of time.
In such cases, Keahotels may amend the applicable rates, require full or partial prepayment, apply group cancellation policies, or cancel the reservations if group terms are declined. Guests will be notified accordingly.
11. Fraud and Unauthorized Bookings
Keahotels reserves the right to cancel any reservation suspected to be fraudulent, unauthorized, or made in breach of applicable law or these Terms.
12. Non-Payment
Keahotels may cancel a reservation if payment is declined, invalid, or not received within the required timeframe.
13. Non-Transferability
Reservations are non-transferable unless expressly approved by Keahotels. Guests may not resell, assign, or otherwise transfer a reservation for commercial purposes. Reservations found in violation may be declared void.
14. Guest Conduct and Refusal of Service
Keahotels reserves the right to refuse entry, accommodation, or continued stay to any guest whose behavior is illegal, threatening, abusive, disruptive, or damaging to property, staff, or other guests.
Guests required to leave the property under these circumstances will not be entitled to a refund.
15. Financial Responsibility for Damage
Guests are financially responsible for any damage, excessive cleaning, repairs, or loss of revenue caused to hotel property during their stay.
By providing payment details, guests authorize Keahotels to charge the payment method on file for reasonable and documented costs associated with such damages.
16. Credit Card Authorization and Chargebacks
By completing a reservation, the cardholder authorizes Keahotels to charge the applicable fees in accordance with the reservation terms.
Guests agree not to initiate chargebacks, or payment disputes contrary to the agreed cancellation and payment policies. In the event of a dispute, Keahotels reserves the right to provide these Terms as evidence of the guest’s acceptance.
17. Limitation of Liability
To the maximum extent permitted by law, Keahotels shall not be liable for indirect, consequential, or incidental losses.
Where liability is established, Keahotels’ total liability shall not exceed the total value of the reservation unless a higher amount is required by applicable law.
Nothing in these Terms excludes or limits liability where such exclusion is prohibited by law.
18. Force Majeure
Keahotels shall not be liable for failure to perform its obligations where such failure results from events beyond its reasonable control, including but not limited to natural disasters, severe weather, governmental actions, transportation disruptions, labor disputes, or infrastructure failures.
In such circumstances, Keahotels reserves the right, at its sole discretion and subject to applicable law, to offer alternative dates, credit vouchers, or refunds.
19. Identification Requirement
Guests must present valid government-issued photo identification at check-in. This requirement applies to all reservations regardless of booking source.
20. Statutory Rights
Nothing in these Terms affects guests’ statutory rights under applicable consumer protection laws. Where any provision conflicts with mandatory legal rights, such rights shall prevail.
